Motivtion: The Power of Responsibility

Tuesday, March 31st, 2009

One of the things I’ve noticed about successful people is that they have a clear understanding of the relationship between cause and effect in their lives. Successful people understand that if they want something, they have to do all the necessary things to get it.

“If I do this, then that will happen. If I don’t do that, then this will happen.” This important skill allows successful people to anticipate and plan for the future.

Our culture teaches the opposite of responsibility

Unfortunately, we live in a culture that teaches the opposite of responsibility. If something good happens, it’s luck. If something bad happens, it’s definitely someone else’s fault, certainly not mine.

The belief that we are not responsible sabotages all the power that can be found in taking responsibility for our lives.

When it comes to understanding the power of responsibility, there are three main areas we need to understand. The first has to do with the concept of maturity, the second involves something I call “the ability to respond,” and the third has to do with four things for which we are always responsible.

Maturity

We are born male or female. We must choose to become men and women. One of the best definitions of maturity I’ve ever heard is that we become a man or woman when we take responsibility for our lives. This involves taking responsibility for our attitude, choices and actions. More on this later.

Author and speaker Edwin Louis Cole offers us five characteristics of someone who is immature and/or irresponsible. See if any of these sound familiar -

demanding your own way

insensitivity to others

believe and act like you are the center of the universe

temper tantrums

unreasonable – can’t be reasoned with

If you notice yourself in any of these characteristics, read on, because here come two ways to begin to take responsibility.

React vs. RespondSo What Are We Responsible for Anyway?

So what are we responsible for anyway? I’m glad you asked. In all but the most extreme of situations, we are always responsible for these four things -

Our attitude – Even in really crummy situations, we can still control our attitude. If you are stuck in traffic, you can yell and curse, honk your horn and rail against whoever built the roads. Or you can listen to music or a tape, have a conversation, or watch other people react. Either way, you’re stuck in traffic.

Our choices – Each of us is given the power of choice in our lives. Yet we so often and so easily give it up. Seizing control of our choices is one powerful way to take responsibility for our lives.

Our actions – Because we have the power of choice, we have control over the actions we choose to take. I realize that what I am saying may be heresy to some in our “victim mentality” society. That doesn’t make it any less true, however.

The consequences of our attitude, choices and actions – Here’s the scary part. Many times we don’t have control over the consequences. Once a cause is set in motion, it can be difficult or impossible to stop. We are still responsible for the consequences. That’s why it’s so important to take responsibility for our attitude, choices and actions.

Maturity, responding instead of reacting, and taking control of our attitude, choices and actions.

That’s a prescription for accessing the power and strength of responsibility in our lives.

The Top Ten Strategies to Employ When You Feel Like Quitting

Tuesday, March 31st, 2009

Ever feel like quitting? “Are you kidding?” you ask, “A better question would be, ‘How many times TODAY have I felt like quitting?’ ” Sure. We’ve all felt like “throwing in the towel” at one time or another. If you haven’t, I suggest that you check your pulse quickly. And here’s a real shocker for you: the notion that “winners never quit” is a crock! Everyone – even “winners”- has not only felt like it, but has even quit at one time or another.

The “road of life” that we each travel isn’t one endless stretch of flat, paved expressway, but rather, is filled with curves, crests, valleys, detours, potholes and bumps. It is its very unpredictability that makes it so interesting and alluring. We just have to see what’s around the next curve. It’s that same unpredictability that makes for some real gut-tightening questions and fears as well.

Having said that, I do feel that we, too often, give up on our dreams too easily and quickly – perhaps, just one small step short of success. So what do you do when the going gets tough and you feel like quitting? Here are ten strategies that you can employ when you hit those apparent “roadblocks” on your road of life:

1.Remember the reason(s) you started in the first place. What was the “spark” that caused you to begin the journey? Revisiting that may help rekindle the flame that helps you go on.

2.Ask yourself, “What would I rather be doing?” If nothing compelling comes to mind, then determine the next step you need to take to move you closer to your original destination. If something more compelling does come to mind, maybe you need to quit.

3.List 10 reasons why you CAN keep going. What strengths and resources do you possess that will help you achieve your desired outcome? Just the very act of doing this shifts your focus from the problem to the solution.

4.Give yourself permission to quit. Sounds crazy, but it works. When you set up an internal law that says, “I can’t quit.” Or “I shouldn’t quit”, it makes the desire to quit even stronger.

5.Give yourself a need to continue. Rather than focus on why you feel you need to quit, focus on why you need to continue. What’s the payoff, the reward waiting for you if you persevere?

6.Stop focusing on the struggle and start focusing on the solution. Whatever you focus on expands. If your focus is on the struggle you are experiencing, that becomes the biggest (and maybe even the ONLY) thing on your “horizon” It blocks out many, if not all, of the creative opportunities and solutions that may be trying to present themselves to you.

7.Take a hard look at your methodology. Tired of getting poor or less than optimum results from your efforts? Then why keep doing things the same way an expecting something different to happen? That’s the classic definition of insanity! Ask yourself, “What’s the most radical or unorthodox action I could take right now?” Try it.

8.Make a contract with yourself. Write out what you intend to accomplish and how you intend to accomplish it and then give yourself, say, six months to achieve your goal. Sign and date it and keep it where you can see it. You might even impose some kind of “penalty” for breaking the contract – no chocolate for a month, maybe.

9.Get real. Were you enticed by the “illusion” that success is easy? Maybe you were enamored by the “fluff” that if you just want something badly enough, it will find its way to your doorstep. Success is WORK. Pure and simple. It is the result of a certain mindset as well as a set of deliberate actions. If you want to quit something, then quit fooling yourself by thinking it’s going to be a “piece of cake”.

10.Walk away. Sometimes looking at something too hard or long obscures the solutions. It’s the “can’t see the forest for the trees” phenomenon. By simply walking away or taking a break from the struggle to solve, you often free your mind to see new options and opportunities.

Can You Afford Your Dream House?

Sunday, March 29th, 2009

So you want to buy a house eh? And you want to get a mortgage loan to cover the bulk of the cost. Well, this is a common way for people to purchase a new house and if you are going to get approved for a mortgage you will fist have to meet with a lender. This lender will go over all of your finances carefully. They will check your credit history to see if you can be trusted to repay the money as well as go over your gross income. The mortgage lender will also want to know how much of a down payment you are able to put down on the home. In order to find out how much you can afford to spend on a new home you are going to be using the concept of debt to income ratios.

There is more than one way to do debt to income rations and one of them is to determine the front end ration by finding what your gross income is each month. This is the amount that you earn before the taxes are deducted from your salary. Your mortgage payment should be under 28 percent of your gross income and this percentage is including the interest on the mortgage payment. Then you need your housing expense and to get that all you have to do is multiply your yearly salary by 0.28 and after than divide it by 12. This final sum is the most you can pay towards your housing expense.

Now your back end ration is what you need to find to cover all of your debts. When I say all your debts I mean all your debts including credit cards and other loans. All of your debts together, including the mortgage should not be above 36 percent of your gross income. To find the final numbers for this you will do much like in the previous example but instead of suing 0.28 multiply 0.36. This will finally give you your highest possible debt to income ration. Do not go above this number. Just remember that your gross income is your income before tax not after.

Average debt ratios tend to be higher than the recommended percentages. For example conventional loans usually have anywhere from 26 to 28 percent of ones monthly gross income and when you put the housing as well as the debt cost you are generally looking at anywhere form 33-36 percent of your gross income. And if you are dealing with FHA loans you will be paying even more. With these loans you will have more like 29 percent towards housing costs and with housing and debt you are looking at 41 percent.

Lenders will always take into consideration the prices that you will have to pay for insurance and your taxes when figuring how much money you have to put into a new house. The property taxes that you have to pay each year are worked into your mortgage payments so that is why lenders will always work to find out just what your taxes will be each year. If you do not know this number to give to them you can ask your real estate agent. He or she should be able to tell you what other people in your neighborhood are paying towards real estate taxes each year.

Before you can get a mortgage you will have to get homeowners insurance. To get an estimate talk to an insurance agent. Make sure that you find out if you should have flood or fire insurance due to the area in which you live as these will affect your insurance estimate. And remember that if you don’t have at least 20 percent of the cost of the home to put down you will have to get additional insurance. This will be mortgage insurance. All insurance payments will cause your monthly payments to be higher.

Mortgage Refinancing for People with Bad Credit – Ways to Reduce Refinancing Costs

Saturday, March 28th, 2009

Because of declining home mortgage rates, many people are eager to
refinance their existing home loan and take advantage of a lower payment or
a fixed rate. In fact, homeowners with bad credit may also benefit and
obtain comparable low rates. Although refinancing is very common,
homeowners must be prepared to pay closing costs and other fees.
Fortunately, there are ways the financially strapped can save money on a
refinancing.

Understanding Refinancing Costs and Fees

Applying for a refinancing is similar to obtaining your initial
mortgage. A refinancing creates a new mortgage. Thus, homebuyers are obligated
to pay certain costs and fees at closing. Typical fees include broker
fees, appraisal, title search, inspections, etc.

For the most part, these fees are paid at closing. If purchasing a new
home, the buyer may negotiate and have the seller pay the closing fees.
However, if you are the original owner, you may have to employ
effective techniques to reduce your closing costs.

Tips to Reduce Refinancing Closing Cost

When refinancing your home, it may be wise to apply for a new home loan
with your existing lender. In some instances, the lender may be willing
to waive some fees. If a good credit history has been established, the
lender will want to keep you as a customer. Hence, you have negotiation
power.

Because of low mortgage rates, homeowners may also take advantage of
“no or low closing cost” refinancing. With this option, the lender agrees
to waive the application fee. Moreover, these lenders will pay the
appraisal and title fee for the homeowner.

The downside is that these loans entail a slightly higher interest
rate. Nonetheless, “no or low closing cost” loans are beneficial. Because
these loans consist of a higher interest rate, this option is more
practical for homeowners who plan on moving within three years.

Another common approach for homeowners refinancing involves including
all closing fees into the home loan. This will increase the final loan
amount. While this approach will not necessarily reduce closing costs,
homeowners are not obligated to pay for their closing fees
out-of-pocket. This method is perfect for homeowners with little available cash.

Deficiency in machinery safeguards resulted in worker’s death

Thursday, March 19th, 2009

In February 2006 Mr. Marcus Snow, an employee of a pet food manufacturing company was tragically killed in an accident at work. The HSE carried out spot investigations to reveal that “serious and deliberate” safety deficiencies in the workplace were responsible for the accident. The company was convicted and fined £157,500.

Mr. Snow was working in the packing department on the day of the accident. He was using a particular machine that is supposed to transfer packed dog food cartons onto a conveyor. However the machine got stuck and he went in through the front entrance of the machine to check. Unfortunately the pneumatic pick up strip was at work and gradually pinned him down. The pressure of the machine was too much for his chest and Mr. Snow suffered from asphyxiation, causing his death.

When the HSE and Surrey Police came to the scene to enquire about the case, they found several malfunctioning machines and deficient arrangements in the factory. For instance, the photoelectric curtains, which are supposed to guard both the entrances of the machine, had been wired out. The interlock on the entrance to the machine enclosure too was not in place. This allowed anyone to access the interiors of the machine, which is a clear safety violation. In fact, it was because of the lack of safety that the employee could enter the machine in the first place, which eventually proved fatal.

Janet Hanson, an HSE inspector pointed to the fact that these deficiencies were deliberately present in the workplace, ultimately leading to the loss of an innocent life. She emphasised that such incidents which were made to be accidents, were in fact completely foreseeable and could be prevented with a little more concern from the employers. Workplace training such as the accredited iosh course can help reduce accidents in the workplace and improve a company’s health and safety culture.

The Inspiring Dance of Clouds

Monday, March 16th, 2009

The clouds in the sky are as usual for all of us as the sun rising and the sun setting. We pay no attention to the beautiful dance of the clouds that can inspire us to live a pleasant life. Have you ever thought of the clouds? From where do they come? Where do they go? What do they do in the sky? How can they bear the harsh sun directly?

As I said, where do the clouds come from? Think about it? It is as if they come from nowhere. And it is as if go to a place unknown to all of us. None of us thinks about them. But they stay peacefully in the sky moving slowly with the wind. Some clouds have beautiful shapes, some are in a cluster and sometimes we see a lone cloud in the sky. They all look so peaceful and serene. As if they are the masters of peace, showing no disturbance at all.

And look at the colors of the clouds. Most of them are white as if someone has spread pure white cotton in the sky. Soft and silky in texture, white in color – innocence personified. The birds do know something about the clouds, because they meet the clouds often. What must they all be talking with each other? All mysteries of the world that we refuse to admire.

And what is the chief objective of the clouds? Either to bring rain to the parched earth or give shade to the needy. That is the lesson we can get inspiration from. Innocent and pure clouds expect nothing, but give what all they can. What a meaningful lesson.

If some of us learn this lesson of remaining pure and unselfish in thought, with no anger towards anyone and compassion towards all irrespective of any differences, our living would become so much better. Good deeds are not meant only for the saints, but all of us can act in our own way to give more and expect less in return and create a peaceful life for ourselves.
